Showhome at Barony Rise signals progress for Barrhead housing supply

Briar Homes has opened a five-bedroom showhome at its Barony Rise development on Aurs Road in Barrhead. With 85% of the 39-home scheme already reserved, the display home will act as a sales hub and give local purchasers a clear idea of the finished product.

New Barony Rise showhome offers buyers a tangible view of Barrhead development

Barrhead homebuyers can now view a completed five-bedroom property at the Barony Rise scheme after developer Briar Homes opened a showhome at its site on Aurs Road. The display property, styled by AMW Designs, will house the development’s sales hub and is intended to help prospective purchasers picture life in one of the new houses.

The Barony Rise development comprises 39 detached homes — four- and five-bedroom properties — and the developer says around 85% of the plots are already reserved. The newly revealed showhome, known as the "Cedar" design, measures about 1,713 sq ft and is configured with a ground-floor lounge, modern kitchen and dining area, utility and integral garage, with five bedrooms on the upper floor including two en-suites.

  • Site: Barony Rise, Aurs Road, near Lyoncross Farm
  • Homes: 39 detached houses (four- and five-bed)
  • Reservation level: 85% reserved
  • Showhome: Cedar-type, approx. 1,713 sq ft, open as sales hub
  • Sales hub opening hours: Thursday to Monday, 11am–5pm

The interior styling was carried out by Alison Harding of AMW Designs, who has used a palette of muted greens, earthy neutrals and natural textures. Briar Homes says the development features landscaped surroundings and a specification that includes fitted kitchens by Jackton Moor with Bosch appliances, Roca sanitaryware, Porcelanosa tiling and provision for electric vehicle charging.

"There's something very different about walking through a real home compared with looking at a floorplan or brochure, and it's great to give prospective buyers that experience at Barony Rise," said Ainslie McCrone, sales and marketing manager at Briar Homes.

She added that the developer had seen an excellent response to the site and described the showhome opening as an "exciting milestone". The company highlighted aspects of the Cedar design intended to appeal to family buyers, such as the open-plan kitchen and dining area and bi-fold doors linking the living space to the garden.

Local impact and what buyers should know

For Barrhead residents the arrival of a showhome can have several immediate effects. It provides a concrete reference for the finish and layout of new-build properties and can influence local market expectations on specification and pricing. The fact that a large proportion of the development is already reserved suggests strong local or regional demand for family housing of this type.

Feature Detail
Developer Briar Homes
Number of units 39 detached homes
Showhome size Approximately 1,713 sq ft (Cedar)
Sales hub hours Thursday–Monday, 11am–5pm

Prospective purchasers wishing to view the showhome should note the advertised opening times; the showhome is operating as the sales hub from Thursday to Monday between 11am and 5pm. The combination of high-spec internal fittings and EV charging provision reflects current homebuyer priorities in the area, where energy efficiency and low-carbon transport are increasingly important considerations.

While this development will not on its own resolve wider housing pressures across East Renfrewshire, it represents a tangible increase in family housing supply in the Barrhead area. It will be watched by local planners, estate agents and residents alike as an indicator of demand and build quality for new developments on the town’s outskirts.

Briar Homes has emphasised the experiential value of a physical showhome in helping buyers move from visualising a property on paper to making a purchase decision. With the majority of plots already reserved, the showhome may also accelerate completions and eventual occupancy on the site, bringing new households into the community in the months ahead.
