Western Cape-focused property group Spear Reit is investing about R90m to build a new national distribution centre and head office for storage and homeware retailer Mambos Storage & Home in Blackheath, Cape Town.
Development and timing
The single-storey logistics facility will cover approximately 7,150m². Construction is already under way and Spear expects the project to be completed by mid-2027. The site will function as Mambos’ national distribution hub and also accommodate the retailer’s supply chain operations and head-office functions.
Why Blackheath?
Spear said the choice of Blackheath reflects the suburb’s growing role as a logistics node for the greater Cape Town area. The location offers access to major transport routes and is close to Cape Town International Airport, making it practical for distribution-oriented businesses.
The company also pointed to constrained availability of appropriately zoned industrial land and a shortage of quality industrial stock in the Western Cape — factors that are supporting continued demand and rental pressure in well-located precincts such as Blackheath.
Company strategy and comments
Spear’s chief executive, Quintin Rossi, said the development forms part of the group’s response to sustained industrial demand in the province. Rossi framed the R90m project as an example of active asset management aimed at unlocking embedded value within Spear’s portfolio.
“Blackheath continues to demonstrate strong industrial demand, supported by its strategic location, access to major transport routes and proximity to Cape Town International Airport,” Rossi said.
Spear’s head of leasing, James Bylos, underlined the group’s view that property should adapt as tenants’ operational needs change. He said:
“Businesses should not be constrained by the space they occupy. As operational requirements evolve, our objective is to ensure our properties evolve with them.” — James Bylos, Spear’s head of leasing
Impact on Mambos and the wider market
Mambos operates a retail network of 22 stores across South Africa and is pursuing national expansion as it grows its customer base. Spear said the new facility will increase Mambos’ capacity to handle higher volumes and improve its logistics and distribution performance.
For the Western Cape industrial market, the project is another sign that investors and occupiers remain focused on acquiring or developing modern logistics stock in strategically sited nodes. Blackheath’s proximity to trunk roads and the airport continues to attract warehousing and distribution uses, analysts say.
- Investment value: R90m
- Size: 7,150m²
- Operator: Mambos Storage & Home (22 retail stores nationally)
- Expected completion: Mid-2027
- Location benefits: Access to major routes; near Cape Town International Airport; limited available industrial land
Local implications and outlook
The development will likely have immediate effects on local logistics capacity and could modestly boost short-term construction activity in the area. Over the medium term, adding a national distribution hub strengthens Blackheath’s profile as a logistics node, which could support further speculative or pre-let developments.
Land owners and smaller tenants in nearby industrial precincts may see higher demand for good-quality units. At the same time, municipal planners and local stakeholders will need to monitor traffic, service provision and zoning to ensure that the area copes with increased freight movements.
What to watch next
Key things to monitor are the facility’s official opening and the scale of jobs it supports in operations and distribution once Mambos relocates its head office functions. Observers will also be watching rental trends and vacancy levels across Blackheath and neighbouring industrial parks as more developments come on stream.
The project adds to a run of recent industrial transactions and developments in the Western Cape that underline the province’s appeal for logistics and distribution businesses seeking proximity to Cape Town’s consumer markets and transport infrastructure.
