VISALIA — CapRock Partners said it has fully leased the first building at its Central Point III industrial development, a 1.27 million-square-foot Class A logistics facility at 4001 N. Plaza Drive that becomes the first occupied structure in the four-building, 2.7 million-square-foot speculative project.
Large-scale lease underscores regional logistics demand
Company officials did not disclose the tenant by name. Local reports and operational documents previously filed with the city have identified Amazon as a likely occupant, but CapRock declined to confirm or deny those reports. Financial terms of the lease were not released.
CapRock Executive Vice President Bob O’Neill said the lease reflects continued demand for sizeable logistics facilities in the Central Valley and highlighted Visalia’s strategic location for distribution to California and the broader western U.S.
“The city has done a great job marketing its growth,” O’Neill said. “Truck deliveries can serve all of California in a one-day drive and reach 50 million people across 14 Western states within two days. That’s one of the biggest reasons we continue to see warehouse and distribution expansion in the market.”
The leased building sits on about 75 acres and is part of CapRock’s larger Central Point master planned campus, which the company says will total roughly 5 million square feet when completed. Central Point III alone is planned as a four-building campus totaling 2.7 million square feet.
Local impact: jobs, suppliers and traffic
CapRock representatives did not provide an employment estimate tied to the lease. Earlier reporting by the Sun-Gazette that examined city operational filings indicated the prospective occupant could employ about 471 workers at the Visalia facility. CapRock said the project is expected to create hundreds of jobs and generate business for local suppliers and service providers.
- Building size: 1.27 million square feet
- Site acreage: ~75 acres
- Central Point III campus total: 2.7 million square feet
- Central Point master plan: ~5 million square feet
For Visalia residents, such a large-scale logistics site can carry multiple consequences: increased employment opportunities in warehousing and transportation, ancillary demand for local contractors and suppliers, and higher truck traffic on arterial streets and state highways. City officials and planners have cited the region’s freight access — including proximity to Highway 99 and central location within the state — as a selling point in recent years.
What remains uncertain
Key details remain undisclosed, including the tenant’s identity, the lease’s financial terms and an official estimate of direct and indirect employment. CapRock declined to provide those figures and would not confirm media reports naming Amazon as the tenant.
| Item | Reported figure |
|---|---|
| Building 1 size | 1.27 million sq. ft. |
| Central Point III total | 2.7 million sq. ft. |
| Master planned campus | ~5 million sq. ft. |
| Site acreage (Building 1) | ~75 acres |
City permitting and operational filings previously reviewed by local media suggested a sizable workforce could be associated with the site. If those estimates hold, the facility would be one of the larger industrial employers in the immediate Visalia area and could influence housing demand, local retail services and municipal planning related to traffic and public infrastructure.
CapRock said the lease completes one of the largest industrial lease transactions in the Central Valley in recent years and represents the first occupied building in the Central Point III speculative development. As construction and tenant operations proceed, Visalia leaders and residents will be watching for additional disclosures about employer projections, traffic mitigation measures and potential community impacts.
CapRock and city officials did not immediately provide additional comment beyond the company statement and remarks by O’Neill.
