Retail hub rises where Texas Station once stood
Construction is complete on Hylo Park South, a grocery-anchored retail center developed by Agora Realty on an 11-acre parcel at the southeast corner of Lake Mead Boulevard and Rancho Drive in North Las Vegas. The developer says the center totals 90,750 square feet and is already about 95 percent leased, signaling a rapid turnaround for a site long associated with the former Texas Station Casino and Fiesta Casino.
The retail center is part of the larger Hylo Park master-planned community, which has been under development on the site of the old casino complex. Several nationally known brands are open or slated to open in the center, contributing to a changing commercial landscape for North Las Vegas residents.
Tenants and timeline
- Open now: Chipotle, Starbucks
- Planned to open (most in 2027): Cardenas Markets, Ross, In-N-Out, Chase Bank, Tesla, Sourdough & Co.
According to Agora Realty, most of the incoming businesses are scheduled to begin service in 2027. The mix of food, banking and retail tenants is intended to create a pedestrian-friendly retail environment meant to serve nearby residents and the broader community.

Community response and broader development
For many longtime residents, memories of the site are tied to former casino attractions and family visits. One resident reflecting on that history said the change is bittersweet but acknowledged the new development’s appeal.
"My dad would take me and my brother to the Kids Quest. It kind of hurts, you know, but that's life. Things change. It looks beautiful; this building looks great. I'm sure everything else will look fantastic."
Agora Realty highlighted Hylo Park South as an important component of its vision for the master-planned community. In a written statement, the company’s president framed the retail center as a community amenity aimed at transforming the former hotel and casino site into a pedestrian-friendly destination.
"We are thrilled with this milestone in our Hylo Park master planned community development. We’ve been working to transform this former hotel and casino site into a welcoming destination and community amenity for North Las Vegas residents," said Aaron Lefton, president at Agora Realty. "Hylo Park South is an important part of that future, and I am excited to see this pedestrian-friendly retail center take shape as these tenants become a valued addition to our overall development."
The retail component is not the only element under way. Agora Realty and other developers are building housing in the surrounding area, with nearly 400 homes reported as under construction. The larger master plan also includes upgrades to local amenities; crews are working on improvements to an ice rink that sits near the former Fiesta Casino location and additional components of the project remain in the pipeline.
What residents should expect
For North Las Vegas residents, the completed retail center means new shopping and dining options within city limits, potential job opportunities in retail and food service, and an evolving streetscape at a high-traffic intersection. The influx of new housing nearby may also increase local population density, which could affect traffic patterns and demand for city services.
City officials and the developer have emphasized the project's role as both an economic driver and a neighborhood amenity. As national tenants move in and construction around the site continues, residents can expect the area to shift from a legacy casino site to a mixed-use neighborhood with retail, homes and recreational upgrades.
Agora Realty has not released a detailed phased schedule for every tenant or the remaining amenity work. Residents interested in openings and construction timelines should monitor official announcements from the developer and city updates.
