Vacant Cambrian Street premises reaches construction stage
A vacant property in the heart of Aberystwyth is moving closer to a substantial refurbishment, after Ceredigion County Council began the process of appointing a contractor for the work. The premises at 33 Cambrian Street, formerly used as a shop, is currently empty and has been identified for a programme of renovation and repair.
The authority published a procurement notice on Friday 30 October, inviting bids from contractors interested in carrying out the scheme. The project goes beyond work inside the former retail unit. It also includes improvements to a covered courtyard at the rear and repairs to a separate two-storey structure behind the main shop.
According to the notice, the roof over the rear courtyard is made from polycarbonate and is due to be replaced. The rear building is also expected to receive a new roof and front cladding, with the existing materials identified as asbestos-cement. The successful contractor will be required to take the project through its design development, construction, testing and certification stages.
Indicative timetable set out by council
The tender documents suggest that work could start on 11 January 2027 and be completed by 3 May. Those dates are provisional rather than confirmed deadlines, meaning the eventual programme will depend on the procurement process and the appointment of a successful bidder.
Contractors have until noon on 23 November to submit their offers. Questions about the opportunity can be put to the council until 16 November. Cost will carry the greatest weight in the assessment of bids, accounting for 70 per cent of the available score, while technical quality will make up the remaining 30 per cent.

Future use has not yet been announced
The council has not disclosed a meaningful estimated construction budget in the latest notice. Nor has it stated what type of business, organisation or other occupier might eventually use the building once the refurbishment is complete. The intended future role of the premises therefore remains unclear.
That uncertainty means the immediate significance of the tender is the progress it represents rather than a confirmed new opening for the town centre. The council is now seeking to move from prepared designs to the physical delivery of the work, with the building’s eventual use still to be determined. For residents, visitors and nearby businesses, the next milestone will be the outcome of the tendering exercise and any subsequent announcement about the property.
Earlier design commission covered two properties
The latest procurement follows an earlier stage of work. Last November, the authority awarded a £27,600 architectural design contract, excluding VAT, covering both 33 Cambrian Street and 10–11 Harford Square in Lampeter. The contract was awarded to Anarchitecture, trading as Conception Architects Studio, after a competitive process which attracted four bids.
The new notice relates to the Aberystwyth premises and sets out a wider delivery brief, including the building work and the checks needed before completion. While no final occupier has been named, the process offers a clearer indication that the long-empty shop is being prepared for a new phase. Any confirmed start date, final cost or future use will depend on the council’s decisions following the close of the competition.
