Real estate major DLF Ltd will launch a 7 lakh square foot premium shopping mall in Goa by February–March next year, with an estimated investment of around ₹500 crore and expected annual rental income of more than ₹150 crore, company officials said.
Project scale and timeline
The mall, which DLF plans to open in early 2027, forms part of the group's expanding retail portfolio. "We will open a shopping mall in Goa in February-March. The fit-outs will start next month," Sriram Khattar, Vice Chairman and MD (Rental Business) of DLF, said on the sidelines of a Confederation of Indian Industry event.
DLF said it has already leased about 75 per cent of the retail space in the Goa development and expects to achieve full occupancy within the coming months. The company declined to specify the exact location within Goa in the statements reported.
Tenants, offerings and employment
Pushpa Bector, Group Executive Director and Business Head at DLF Retail, said the mall will cater to the local Goan population and anticipates healthy demand given the state's higher per capita income. She highlighted that the centre will house more than 200 brands, with national anchors such as Shoppers Stop and PVR confirmed as major tenants. The mall will include a 5-screen multiplex.
"The mall will help create a lot of job opportunities for the local population," Pushpa Bector said.
DLF emphasised the project’s role as both a retail destination and an employment generator, though the company did not provide a specific job-creation estimate in the remarks cited.
Cost, leasing and income expectations
DLF has invested approximately ₹500 crore to develop the Goa mall. On rental expectations, Khattar said the company anticipates annual rentals in excess of ₹150 crore from the property.
| Metric | Detail |
|---|---|
| Gross leasable area | 7 lakh sq ft |
| Investment | ₹500 crore |
| Leasing status | ~75% leased |
| Expected annual rentals | ₹150 crore+ |
| Anchor tenants | Shoppers Stop, PVR (among others) |
DLF's broader retail push
The Goa project comes as part of DLF's push to expand its retail real estate footprint. The group currently operates about 10 retail properties across India with a portfolio of roughly 50 lakh sq ft of retail space, including a large mall in Noida. Recent openings include DLF Midtown Plaza in Moti Nagar (over 2 lakh sq ft) and a soft launch of DLF Summit Plaza in Gurugram (around 4.8 lakh sq ft, of which more than 4 lakh sq ft is retail and the remainder coworking).
Looking ahead, DLF is building a larger mall in Gurugram of about 25 lakh sq ft, expected to be operational in 2029, indicating a sustained focus on retail as a core growth vertical.
Local impact and considerations for Goa
For Goa, the entry of a large national mall developer could affect the retail landscape by bringing additional branded retail, multiplex entertainment and food-and-beverage options. DLF's assertion that the mall will serve local residents, not only tourists, suggests a push to capture year-round demand.
- Consumer choice: More than 200 brands may widen product and price options for Goan shoppers.
- Employment: The mall is expected to create local jobs across retail, hospitality and operations, though precise figures are pending.
- Competition: Smaller local retailers and standalone outlets may face increased competition from organised retail and national chains.
DLF's statements did not specify the mall's precise address, detailed leasing schedule, projected footfall or the split between domestic and international brands. The company indicated fit-outs would begin next month and that it expects to lease remaining spaces in the coming months.
As the project progresses toward the February–March opening window, further details on store line-up, employment numbers and local partnerships will be relevant to ascertain the full economic impact on Goa's retail and hospitality sectors.
